3 Things to Look Closer At During a Home Tour (That Most Buyers Miss)
Touring homes is one of the most exciting parts of buying. You get to dream, explore, and picture your future in different spaces. But amid all that dreaming, it’s easy to get distracted by shiny features and overlook some key details that could cost you later.
So let’s talk about the three things I always help my clients pay attention to during a tour, beyond just the backsplash and pretty staging.
1. 👃 The Smell Test
This might sound strange, but trust your nose. A strong scent, like candles, plug-ins, or fresh paint, might be masking something. I’ve walked into homes that smelled too good and later uncovered hidden pet damage, mold, or water issues.
If something smells off or overly perfumed, let’s ask why.
2. 💧 Signs of Moisture or Water Damage
Water is a home’s worst enemy, and signs of it aren’t always obvious at first glance. During a tour, I always look at:
Baseboards (are they warped?)
Ceiling corners (any discoloration?)
Cabinets under sinks (dry or damp?)
These are places many buyers overlook, but catching a small problem early can save you thousands later.
3. 🪜 Small Details That Signal Big Problems
Wobbly railings. Uneven floors. Sticking doors. These might seem like small quirks, but they can hint at foundation issues, settling, or poor workmanship. That’s not to say every little thing is a dealbreaker, but they’re red flags worth checking into before you fall head over heels.
